According to the data, the HPI rose by 0.9% month-on-month in July, reaching 187.7. Compared to the same month last year, the index increased by 32.8% in nominal terms but decreased by 0.5% in real (inflation-adjusted) terms.
Diverging trends in major cities
In July, price movements varied across major cities. Housing prices rose by 0.6% in Istanbul and 1.2% in Ankara, while İzmir recorded a 1.0% decline.
On an annual basis, prices increased by 33.5% in Istanbul, 42.9% in Ankara, and 31.0% in İzmir. Among the three, Ankara registered the highest annual growth.
Regional disparities persist
According to NUTS 2 data, Ankara posted the highest annual housing price increase in July 2025, at 42.9%.
Meanwhile, the lowest annual increase was observed in the Antalya, Burdur, and Isparta region, at 19.6%. These differences highlight the persistence of regional disparities in Türkiye’s housing market.
The HPI published by the CBRT reflects quality-adjusted price changes in housing and is calculated using 2023 as the base year.
