Housing prices increased 29% annually in December

The Housing Price Index increased by 29% as yearly in December 2025, while posting a 1.4% decline over the full year of 2025.

Housing prices increased 29% annually in December

The Central Bank of the Republic of Türkiye (CBRT) has released Housing Price Index (HPI) data for December 2025. Accordingly, housing prices increased by 0.2% as monthly and by 29% as yearly in December. In real terms, however, housing prices declined by 1.4% over the full year of 2025.

In its statement, the CBRT noted that the HPI (2023=100), which tracks quality-adjusted housing price changes, rose to 204.5 in December. While the index recorded a 29% annual increase, it showed a real decline of 1.4% over the same period.

Monthly declines in three major cities

In December 2025, housing prices in Istanbul, Ankara and Izmir decreased as monthly by 0.2%, 0.2% and 0.1%, respectively. On an annual basis, prices rose by 28.5% in Istanbul, 34.9% in Ankara and 30.8% in Izmir.

Ankara tops annual price growth

According to Statistical Regional Units Classification's data, Ankara recorded the highest as yearly increase in housing prices in December, at 34.9%. The lowest annual increase, at 22.1%, was seen in the Edirne, Kırklareli and Tekirdağ region.

CBRT data show that while housing prices continued to rise in nominal terms throughout 2025, inflation-adjusted real prices posted a decline of 1.4% over the year.
