The “Electronic Advertisement Verification System (EİDS),” introduced by the Ministry of Trade to ensure transparency in the real estate sector and prevent speculative price increases, will be implemented nationwide for property sale listings as of February 15, following its earlier rollout for rental housing.
The Electronic Advertisement Verification System was launched to prevent consumer grievances and curb unregistered activities in the real estate sector. The system, which has been in effect for rental property listings since January 1, 2025, will enter its second phase on February 15, making it mandatory for property sale listings as well.
Under the system, property owners will log in via e-Government (e-Devlet), select their property, and authorize licensed real estate agencies to post sale listings on their behalf. Through this verification mechanism, authorities aim to prevent unauthorized listings, price manipulation carried out through fake accounts, and unregistered brokerage activities. Listings published following verification will include a logo or statement indicating that “authorization has been verified through EİDS.”
Sale listings will be matched with ownership records
Property owners will also be able to revoke the authorization granted to real estate agencies through the e-Government authorization screen. The minimum authorization period will be three months, and it can be extended via the same platform.
According to the timeline set by the Ministry, the system launched as a pilot program in Istanbul, Ankara, and Izmir as of February 1 to ensure technical integration, resolve potential issues, and improve customer experience processes will be rolled out nationwide on February 15.
With the regulation coming into force across the country, all property sale listings on advertisement platforms will be required to match official ownership records, thereby establishing a secure trading environment.
“Unauthorized agents will be completely eliminated”
Hacı Ali Taylan, President of the Federation of All Real Estate Consultants of Türkiye (TEMFED), shared his assessment of the Electronic Advertisement Verification System.
Stating that the system introduces significant regulations to the sector, Taylan said that the federation has completed the necessary preparations and training.
Noting that the system had previously been implemented for rental listings and that they do not expect any difficulties in adapting to it, Taylan added:
“We have conveyed our requests regarding certain issues we believe are missing in the system to the relevant authorities, and we expect the necessary steps to be taken. The system brings serious order to the sector; unauthorized brokers what we call informal middlemen will be completely eliminated. There are many fake listings on advertisement platforms, and this regulation will also prevent such fraud. Extending the application from rental properties to properties for sale will have positive effects for both consumers and the sector.”
